Niseko: 46% Hotel Key Surge by 2026 with Fairmont, Aman
Japan's premier ski resort, Niseko, anticipates a 46% increase in hotel keys by the close of 2026, with luxury brands like Fairmont and Aman also set to join the market.

Niseko's Rapid Hospitality Growth
Niseko, Japan, is undergoing a significant expansion in its hospitality sector, according to the Niseko Tourism, Hotel and Property Market Review 2026 by C9 Hotelworks. The report, which includes data from STR CoStar, reveals that the region's hotel inventory will grow by 46% to 2,519 keys by the end of 2026, up from 1,727.
This increase is largely driven by new properties such as Moxy Niseko Village, adding 310 keys, and Hotel101 Niseko, contributing 482 keys. Further luxury developments are planned through 2030, with brands including Fairmont, Hoshinoya, The Chedi, and Aman in the pipeline.
Shifting Demand Beyond Winter Season
The market review indicates Niseko is transitioning from a purely winter-focused destination to a year-round attraction. While winter remains strong, with visitor arrivals across Kutchan, Niseko, and Rankoshi rising 8.4% to 2.14 million between November 2025 and March 2026, demand is deepening through longer stays.
International overnight guests staying eight nights or more increased to 24.5% from 21.7% the previous winter, driving a 32.9% rise in international guest nights.
STR CoStar data shows February 2026 occupancy at 84.8% with an Average Daily Rate (ADR) of JPY 156,773 (USD988), while summer months also show growth; July ADR increased 15% to JPY40,209, and occupancy improved 4.1 points to 41.1%.
Enhanced Accessibility and Shoulder Season Potential
Improved international access is set to bolster Niseko's appeal, particularly for North American visitors. Starting in December, United Airlines will launch three weekly flights from San Francisco, and Air Canada will offer three weekly flights from Vancouver to New Chitose Airport.
The United States currently represents Niseko’s largest international source market, accounting for 40,504 overnight guests, a 15.2% increase.
Bill Barnett, Managing Director of C9 Hotelworks, noted that the significant increase of 792 new hotel keys cannot be sustained by the four-month winter season alone, highlighting the opportunity for growth in the shoulder seasons, particularly from April to June, where occupancy currently ranges between 19% and 26%.
